A: A motorized zone control valve works by using an electric motor, driven by a thermostat signal, to operate a mechanical valve that controls the flow of a fluid. When the thermostat calls for heat, it sends an electrical signal to the motor, which uses gears to open the valve, allowing fluid to flow and heat the zone. A: Once a year, or as appropriate, inspect the diaphragms, piston rings, and end seals. At this time you should also lubricate any piston type actuator cylinders and the O-rings. Your actuator shouldn't require much more maintenance than that! Valve trim also requires infrequent maintenance.
